About Mia
Mia Burch, REALTOR®
Straight Answers. Strong Representation. Proven Delaware Experience.
Buying or selling a home is rarely as simple as opening a door and signing a contract.
When real estate gets complicated, experience matters.
I’m Mia Burch, a full-time Delaware REALTOR® with more than 18 years of experience helping buyers, sellers, investors, relocating families, downsizers, and clients navigating complex real estate transactions throughout New Castle County and beyond.
With 500+ closed transactions, a 5-star Zillow rating, and recognition as the 2022 Delaware REALTOR® of the Year, I bring more than sales experience to the table. I bring negotiation strategy, market knowledge, financial perspective, and the ability to identify problems before they become expensive ones.
You Hire Mia. You Work With Mia.
Real estate has increasingly become a team business.
There is nothing wrong with that model—but it is not mine.
When you hire me, you are not passed from a lead generator to a buyer specialist, transaction coordinator, showing assistant, or another team member you have never met.
You hire Mia. You get Mia.
I personally stay involved in the strategy, negotiations, inspections, problem-solving, communication, and decisions that matter throughout your transaction.
That direct representation is especially important when the transaction stops being easy.
And eventually, most transactions have a moment when experience counts.
Experience That Goes Beyond Selling Houses
My background includes an education in Accounting and Finance, which influences how I approach real estate every day.
I look beyond the asking price.
I evaluate value, market position, financing implications, inspection findings, resale considerations, concessions, negotiation leverage, and the financial consequences of the decisions my clients are making.
My job is not simply to help you get under contract.
My job is to help you make a good real estate decision.
Straight Answers When Real Estate Gets Complicated
Over the years, I have handled transactions involving far more than routine buying and selling.
My experience includes:
Corporate and relocation transactions
Complex inspection negotiations
Appraisal and financing issues
New construction
55+ communities and downsizing
Investment properties
Condominiums and association documents
Estate and unusual ownership situations
Unpermitted improvements and property-condition concerns
Difficult negotiations
First-time buyers
Sellers preparing homes for the market
Transactions where problems arise after the contract is signed
These are the situations where having an experienced REALTOR® becomes far more important than simply having someone who can show a house.
I believe clients deserve candid advice—even when the answer is not necessarily what they hoped to hear.
Sometimes the best advice is to pursue the property.
Sometimes it is to negotiate harder.
And sometimes it is to walk away.
A REALTOR® Trusted by the Real Estate Profession
I have been fortunate to serve the real estate industry at the local, state, and national levels.
My leadership experience includes serving as:
2022 Delaware REALTOR® of the Year
Past President – Delaware Association of REALTORS®
Past President – New Castle County Board of REALTORS®
National Association of REALTORS® Director
I have also served in numerous REALTOR® leadership, governance, public policy, and professional standards roles.
Those positions have given me a perspective most consumers rarely see—how real estate rules, contracts, ethics, legislation, professional standards, and industry changes affect the people actually buying and selling homes.
I bring that knowledge back to my clients.
Delaware Is Not One Real Estate Market
One of the mistakes consumers sometimes make is assuming that “the Delaware market” moves as one market.
It does not.
New Castle County can behave very differently from Kent County.
Kent can behave very differently from Sussex.
Even within New Castle County, pricing, demand, inventory, competition, schools, property type, neighborhood, condition, and location can dramatically change the strategy.
My work regularly takes me throughout Delaware, with particular experience in:
Hockessin • Wilmington • Newark • Bear • Middletown • New Castle County
as well as selected relocation, investment, and residential transactions throughout Kent and Sussex Counties.
My recommendations are based on what is happening in the specific market surrounding your property, not generic headlines about Delaware real estate.
Relocating To—or From—Delaware?
Relocation transactions require a different level of organization, communication, market analysis, and documentation.
I have extensive experience working with relocation buyers and sellers, including corporate relocation assignments and detailed Broker Market Analysis work.
Whether you are moving into Delaware, leaving the area, or managing a move from hundreds of miles away, I understand how to coordinate the moving pieces and provide the market intelligence relocation clients and companies require.
Sellers: Pricing Is a Strategy, Not a Guess
The highest suggested listing price is not necessarily the best listing strategy.
I analyze:
Recent comparable sales
Active competing properties
Pending market activity
Inventory and absorption
Property condition
Buyer behavior
Pricing thresholds
Likely appraisal considerations
Seller timing and objectives
Then we develop a pricing and preparation strategy designed around your property and your goals.
My objective is not simply to put your home on the market.
It is to position it correctly.
Buyers: Opening the Door Is the Easy Part
Finding a property is only the beginning.
My role is to help you evaluate what you are buying, understand the contract, recognize risk, structure the offer, negotiate effectively, navigate inspections and financing, and protect your interests through settlement.
I want my buyers to understand not only how to buy the house—but whether buying that particular house makes sense.
My Approach
I am direct.
I communicate.
I ask questions.
I pay attention to details.
I negotiate.
And when something does not make sense, I say so.
I do not believe consumers need more real estate salesmanship.
They need information, judgment, advocacy, and someone willing to tell them the truth.
Thinking About Buying, Selling, Relocating, or Making a Real Estate Decision?
You do not need to have everything figured out before calling me.
Sometimes the first conversation is simply:
“Here is what I’m thinking. What would you do?”
That is a perfectly good place to start.
